Construction Project Monitoring involves the diligent overview and assessment of each and every aspect of a construction project, from inception to completion. It involves regular inspections, comprehensive reporting, and proactive problem-solving to ensure adherence to design, timelines, and budget constraints.

It is broken down into 3 distinct phases:

Phase A: Project Concept up to Project Tender

1. Review / confirmation of available permits, licenses and approvals’ status.

2. Review / validation of construction budget and of the approved construction budget.

3. Review / validation of project’s scope.

4. Review of time schedule, testing and commissioning construction schedule.

5. Identification of risks that may have an impact on time delivery.

6. Review and validation of project scope and technical specifications are being fully incorporated in the construction contracts.

7. Ensuring contractors’ good performance bonds are issued, retentions are withheld as per contractual terms.

Phase B: Project Execution

1. Monitoring progress of building permits issuance and ensuring all permits are in place.

2. Construction Progress Monitoring works completion and reporting foreseen risks that may impact time and cost.

3. Evaluation, advice and recommendations regarding contractors’ payment requests based on construction progress, BoQs, plans and contractual terms.

4. Monitoring the change orders process and advice on additional works and prices.

5. Construction progress reporting, time schedule, updating and identification of delay risks having an impact on the project’s completion.

6. Evaluation and Reporting on any cost overruns and deviations from the original budget.

Phase C: Project Hand Over and Contractor’s liability period

1. Construction works completion certificate ensuring the handing over protocol is signed off by the contractor, technical supervisor and project owner.

2. Final Reconciliation Report on the change orders issued during the construction stage which have an impact on cost and time.

3. Report on any day two works to be executed as per project’s owner request.
